Selling your current home can be both an exciting and a stressful time. We know sellers worry if their home will “pass” the home inspection, but at Orgova Home Inspections, we do not view inspections as a pass or a fail. When we come to inspect a home, we consider our inspections to be a check-up to let buyers know the current condition of their potential new home.
As a seller, you can do many simple things ahead of time. Doing so will help your inspection go smoothly and provide the buyer with fewer concerns which may delay closing.
1. Confirm that the water, electrical, and gas services are on (including pilot lights) – especially if the home is vacant.
2. Replace burned-out light bulbs to avoid a “light is inoperable” report that may suggest a potential electrical problem.
3. Test smoke and carbon monoxide detectors, and replace dead batteries.
4. Clean or replace dirty HVAC air filters. They should fit securely.
5. Remove stored items, debris, and wood from the foundation. These may be cited as “conducive conditions” for termites.
6. Remove items blocking access to HVAC equipment, electrical service panels, the water heater, under cabinet plumbing, attic, and crawlspace. An inspector is not allowed to move or open these items and if they cannot access them properly, it could cause concern for the buyer that something is being covered up.
7. Unlock any locked areas that your home inspector must access, such as the attic door or hatch, the electrical service panel, the door to the basement, outbuildings, and any exterior gates.
8. Trim tree limbs so that they’re at least 10 feet away from the roof. Trim any shrubs that are too close to the house and can hide pests or hold moisture against the exterior.
9. Repair or replace any broken or missing items, such as doorknobs, locks or latches, windowpanes or screens, gutters or downspouts, or chimney caps.
10. Make sure your pets won’t hinder your home inspection. Ideally, they should be removed from the premises or secured outside. Tell your agent about any pets at home.
