When accessible, we also inspect beneath the home, where foundation supports, plumbing, electrical components, moisture-related conditions, and other important areas may be visible.

Our comprehensive mobile and manufactured home inspections include evaluation of accessible systems and components such as:

  • Foundation, Supports & Under-Home Areas: Visible foundation components, piers or supports, framing, plumbing, electrical components, and other accessible conditions beneath the home.
  • Roofing & Exterior: Roof coverings, visible penetrations, exterior walls, doors, windows, drainage, and other accessible exterior components.
  • Electrical & Plumbing Systems: Accessible electrical and plumbing components are evaluated for visible defects, damage, improper conditions, and other concerns.
  • Heating & Cooling Systems: Accessible HVAC equipment and components are operated and evaluated using normal controls when conditions permit.
  • Interior & Installed Appliances: Interior rooms, doors, windows, floors, walls, ceilings, and installed appliances are evaluated as applicable.

Mobile and manufactured homes can have conditions that are less common or differently configured than those found in traditional site-built homes. A comprehensive mobile or manufactured home inspection and a HUD Foundation Certification serve different purposes. Depending on the property and financing requirements, a HUD Foundation Certification may also be needed to verify that the home’s foundation meets applicable HUD requirements.

Orgova Home Inspections performs the onsite HUD foundation inspection for manufactured and modular homes. Our inspection findings are then reviewed and verified by the Professional Engineer we work with for the required engineering certification.
