    WHY IS A 4-POINT INSPECTION REQUESTED?

    A 4-Point inspection provides an insurance company with information about the age, type, and visible condition of the home’s roof, electrical, plumbing, and HVAC systems. Insurance companies may use this information as part of their underwriting process when determining whether they will insure a property or whether additional information, repairs, or updates are needed.

    The inspection is limited to these four systems and is not a substitute for a comprehensive home inspection. A comprehensive home inspection evaluates many additional systems and components and is intended to provide the buyer or homeowner with a broader understanding of the property’s condition.

    If a 4-Point inspection is required for insurance during a home purchase, it can typically be completed at the same time as your comprehensive home inspection.

    WHAT DOES A FLORIDA 4-POINT INSPECTION INCLUDE?

    A 4-Point inspection focuses specifically on the four major systems requested by insurance companies. We visually evaluate the accessible components of these systems and document the information required for the applicable insurance inspection form. Required photographs are also taken to document the dwelling, roof, inspected systems, and visible hazards or deficiencies as applicable.

    Roof: Roof covering type, approximate age, visible condition, remaining useful life information when required, and visible signs of damage or deterioration.

    Electrical: Main electrical equipment, wiring types, amperage, and visible conditions or components relevant to the insurance inspection.

    Plumbing: Visible supply and drain piping materials, water heater information, and accessible evidence of leakage or other conditions relevant to the inspection.

    Heating & Cooling: Installed heating and cooling equipment, approximate age when available, and operational information required by the applicable form.

    The inspection findings are documented on the applicable Florida insurance inspection form with the supporting information required for underwriting review.

    4-POINT INSPECTIONS WITH YOUR HOME INSPECTION

    If you’re purchasing a home and your insurance company requires a 4-Point inspection, we can typically complete it during your comprehensive home inspection. This allows the insurance inspection and its required documentation to be completed while we’re already evaluating the property for you as the buyer.

    A 4-Point inspection is limited to the roof, electrical, plumbing, and HVAC systems and is intended primarily for insurance underwriting. It should not be confused with a comprehensive home inspection, which evaluates many additional systems and components to help you better understand the overall condition of the property.

    4-POINT INSPECTION REPORTS

    After the inspection, you’ll receive the completed 4-Point inspection form along with the required photographs and supporting documentation. The report can then be provided to your insurance agent or insurance company for underwriting review.

    The insurance company makes the final determination regarding eligibility, coverage, and whether additional documentation, repairs, or updates may be required.
