SEEING MORE THAN A VISUAL INSPECTION ALONE
At Orgova Home Inspections, infrared thermal imaging is one of the advanced tools available to our inspectors when conditions warrant further investigation. When visual observations, moisture concerns, electrical conditions, HVAC performance, or other findings indicate that additional evaluation may be helpful, thermal imaging can be used to identify temperature patterns that are not readily apparent during a visual inspection.
Thermal imaging is not automatically performed throughout every home inspection. Its use is based on the conditions observed at the property, the inspector’s professional judgment, or a specific client request. Thermal imaging evaluations may also be scheduled separately when investigating a particular concern.
WHAT IS INFRARED SCANNING?

Infrared thermal imaging uses a specialized camera to measure and display differences in surface temperatures. These temperature patterns can provide additional information that may not be readily apparent during a visual inspection and can help the inspector determine when further investigation may be appropriate.
When conditions warrant its use, thermal imaging can be particularly helpful when investigating suspected moisture intrusion, unusual electrical heating, insulation deficiencies, HVAC performance concerns, air leakage, and other temperature anomalies. The images do not show through walls or directly identify the cause of a condition; instead, they provide additional information that can be evaluated along with visual observations and other inspection methods.
Florida’s heat, humidity, heavy rainfall, and demanding HVAC conditions can make thermal imaging a valuable investigative tool. When used appropriately and interpreted in context, it can help identify areas that deserve closer evaluation without overstating what the technology can determine.
